Mom in long term careher house is unlivable due to roaches nastiness that came fro hording. Per court for guardian ship she is in sound mind. Will not let me only child in.She fell broke hip already suffering from previous broken hip.She has just finished rehab and moved in LTC.

If your mother is of sound mind it is up to her whether to sell the home or not.
Read your document. It tells you what may be done and under what circumstances.
See an attorney for further questions you cannot get answered in that manner.

Have her evaluated in the NH. If they find she is not of sound mind, take your POA to a lawyer and have it invoked. If immediate, you may not need to do this. My POA said I could sell. I had immediate POA and no one question my selling the house.

First you need to read your PoA document to see if you have even been granted the authority to do real estate transactions. If you do...

Even though she is now in LTC, she may still be considered to have legal capacity so that your PoA is not yet active. You need to wait for a diagnosis by a doctor for this to happen. You may need to take pictures of her house to show her doctor and have a private discussion and keep requesting cognitive tests for her (bring your PoA paperwork).

If your PoA doc states you are not permitted to engage in real estate transactions even when your authority is active, then you have no power.
